InterLinkSQ Support
InterLinkSQ will support QEW Solutions
InterLinkSQ is committed to the concept of developing a resource recovery park as part of its industrial estate. It will support QEW Solutions’ endeavours in relation to marketing and attracting tenants.
- ILSQ is a Toowoomba-based company developing a freight, road/rail/air intermodal, and logistics hub, 13km west of Toowoomba.
- The total area being developed by ILSQ is approximately 200 ha, of which approximately 63 ha is within the logistics centre that contains an intermodal facility and land for related services – including 150,000m2 of warehousing, food processing and manufacturing businesses.
- The intermodal terminal, located on the Queensland narrow gauge rail line, is due for completion by end-2024. Construction is supported by a 15-year, $12.6m interest-free loan from the Queensland Government.
- The Melbourne–Brisbane inland rail route is planned to pass adjacent to the ILSQ development, with a larger intermodal facility planned for that rail facility.
- Australian Rail Track Corporation (ARTC) recently awarded an $18m contract to ILSQ to deliver utility asset relocations to enable the construction of Melbourne–Brisbane inland rail adjacent to the ILSQ hub.
- The ILSQ Chairman is John Dornbusch, who is Chancellor of the University of Southern Queensland. The connection with the university will be of great advantage to QEW Solutions as it investigates advanced waste treatment technologies that could be located on the resource recovery park.
Toowoomba and ILSQ present an ideal location
QEW Solutions has an agreement to lease with InterLinkSQ
In August 2022 QEW Solutions signed an Agreement with ILSQ that includes:
- An Option to Lease of up to 11ha of land for 20 years, with 2 further options of 10 years each.
- The Option provides QEW Solutions with a Heads of Agreement (HoA) period of 2 years during which time it will complete all design and Governmental / Council approval works and decide on the area of land it will finally Lease.
- QEW Solutions may exercise the Option at any time during the 2-year HOA period - during the initial 12-months of the HOA period QEW Solutions may elect to reduce the land size of the Option.
- When QEW Solutions exercises its Option, by signing the Agreement for Lease that is attached to the HOA, ILSQ is obligated to complete site works and delivery of services to the Lot(s) within the following 24 months which is the same period QEW Solutions requires for construction, delivery to site of all plant and equipment and commissioning for an energy from waste plant.
- The agreement for lease identifies all activities to be undertaken by ILSQ and QEW Solutions to satisfy the conditions under which the Lease will commence
- The terms of the lease have been agreed, save for the Lease Commencement Date.
- No rent is payable or accrued during the 4-year Lease Option period which includes the ILSQ site preparation period of 24-months.
- ILSQ and QEW Solutions have agreed to co-operatively market the development, in accordance with the terms of the heads of agreement and the agreement for lease, in order to attract tenants who require offtake of power / steam etc. from the energy from waste, or waste materials from the sorting facility, or could provide feedstock to QEW Solutions, will be targeted
- In September 2022 Global AFR Pty Ltd received Foreign Investment Review Board approval to undertake the Project – FIRB approval was needed due to Global AFR’s parent company being registered in Singapore.
